Feasibility

An architectural feasibility study is a comprehensive evaluation of the feasibility of a building project.

The study considers all aspects of a building project, including site analysis, zoning regulations, building codes, environmental impact, and budget. It provides a preliminary design that gives clients an early visual representation of the project, helping them make informed decisions about its feasibility and whether to proceed further.

Concept Design & Design Development

The concept design phase creates a basic form of the building plan from understanding the client's needs & budget as well as the sites attributes and constraints. 

The concept design phase is developed until the basic form and function is approved by the client.

During the design development phase, the exterior and interior of the building is refined. Engineering will commence, energy analysis and any other project specific systems. 

 

Local Council approval documents

Council & Certifier Approvals

All necessary architectural plans, documents and certificates are prepared and lodged with the Local Council for Development Approval.

Once the proposal has DA approval, lodgement of the required construction plans and consultant plans, such as Engineering, can then be made to either your local council or private certifier for the issue of a Construction Certificate (CC) prior to any construction taking place.

Tender Documentation & Builder Selection

Tender documentation includes architectural and other consultant drawings, a building specification and a nominated contract. Interested builders are invited to provide a competitive tender price for the project by a specified time. 

​

Assessing the tenders is a critical part of the project and should be undertaken by the Architect who has the best understanding of the project. The architect can negotiate the tender and contract conditions with the builder prior to the contract signing between the client and builder.

Construction & Contract Administration

In an architect administered Construction Contract between a client and the builder, there is a designated role for the architect to administer the contract. These contracts typically allow the architect to approve variations to the contract, provide a robust framework for dispute resolution and have clear guidelines for how changes to the contract can be made.
